So apparently if someone has received any mail at their current address, they are considered a resident, regardless if they are under any lease. Wake County Sheriff's Dept handles Raleigh evictions, but the process can take 30-60 days, and I need this psychopath out pronto. He moved in as a friend of a friend but has spiraled to out of control creeper mode the past few weeks.Currently accepting any and all ideas to get this fucker motivated to leave asap. do you own the house?
7/7/2010 2:45:50 PM
I realize this thread is about evicting a creepy tenant....which I have not. Hear me out, maybe I can offer some insight.I am in outside sales, which is currently salary+commission, but will move into straight commission starting at the beginning of July 2010. I have been in this position since July 2009. I have competition from several direct manufacturing sales reps, large distributors, and local distributors. Here are the advantages and disadvantages of each:Direct Advantages: Immediate knowledge of new technology, no middle man mark up, one shipping bill (paid by manufacturer or buyer of goods), access to larger range of non-commodity items, control inventory, have access to many distributors that can effectively sell their goods which increases market share, and set prices of commodity they manufacture.Direct disadvantages: Typically have 1-3 sales reps per region (i.e. southeast, mid-atlantic, northeast, etc.) limiting the number of accounts they can successfully manage/cold-call, lack physical customer service or physical technical service available to or affordable for smaller users or altogether, are sometimes not trustworthy because they will go in behind their distributors that sell their commodity to one account in large quantities (i.e. they missed a big account, and have found out about it through a distributor selling their particular product) which leads to the distributor not selling their product anymore, have too many distributors selling the product ultimately driving the set price down through deviations, possibly rely on distributors to actually sell the product, and competition from other direct sources.Large distributor advantages: have access to other commodities that go hand in hand with other manufacturers (poor example- grocery stores sell milk as well as cereal), get direct pricing, many locations regionally or nationally easing the shipping burden of buyers with multiple locations, personal service either customer or technical, many sales reps that are able to cover a broader territory, access to multiple manufacturers of the same commodity allowing to keep prices in check, service programs that smaller companies can't offer and direct providers can't match in price or value, and experts of many many commodities as opposed to one or a few.Large distributor disadvantages: smaller local distributors creating price wars (think Michael Scott Paper Co vs Dunder-Mifflin), direct mfg's going in behind and stealing business, limited access to all of the mfg's (you won't find Harris Teeter name brands in Food Lion and visa versa), can't truly set prices because it's based on both supply and demand, territory management, and tough growth prospects in slower economies (this is true for direct as well really)Local distributor advantages: Typically a good ol' boy setting where the seller and the buyer know each other for years (this does happen at all levels, but mostly at the local level), local folks are right down the street and can be used in emergencies, if the local guy buys at high enough volumes then there is no shipping charge to the end user, and access to both direct mfg's and large distributors.Local distributor disadvantages: easily beaten in price, array of commodities, array of technology, lack of trained staff, low cash flow, etc etc etc. This is what I have noticed in my six months, I am sure there are plenty more that need mentioning. The way I am setting myself apart as a sales person is this: I go after the big accounts right now while I am new. The big accounts, if I land them, will take care of me while I am new and building a customer base. The money made off of those allows me to focus free time on smaller accounts that get me higher margins. I build up big accounts, I would like to have 5-10 of these, then get 20-30 medium accounts. If I lose 1 or 2 big accounts, the 20-30 medium accounts keep me afloat while I go after new big accounts. I don't really waste time on small accounts simply because they basically pay for breakfast or something really small.I will say this, if you can't get a big account in the first 6-8 months (assuming you have cash flow that you can ride this long) you could be in a world of trouble. If you can get one, it will really make going after the others a lot more enjoyable and less stressful. It's simply just very exhausting wasting any time on anything other than big accounts in the very beginning. You work just as hard on the medium sized accounts and see 1/3 to 1/36 of the money in my situation. If you have any other questions, you can PM me. I hope this helps in the slightest!

I bet proof of doing something illegal helps.
7/7/2010 2:46:25 PM
Yeah I'm just gonna have some mail sent to a bunch of bomb ass rich residents around town and then have plenty of cool places to hang out.
7/7/2010 2:46:34 PM
I do own the house. The source of that info was a phone convo with Wake County Sheriff's Dept.

I'd like to know the details on why this person is such a creeper.
7/7/2010 2:50:05 PM
Change locks, put his stuff outside, put the burden on him to prove that he is allowed to live there.
7/7/2010 2:50:46 PM
Yeah we need more details

7/7/2010 2:54:16 PM
does he pay you rent? if so, on what schedule? (i.e. monthly, weekly, etc etc)
7/7/2010 2:57:17 PM
Do you have what it takes to outcreep the creeper?^He pays monthly, but can't pay this month as of yet and still owes for bills. I'm fine with chaulking that up as a loss if I can just get his ass out of thereAlso, my bedroom has a balcony that overlooks the sunroom / living room. He once said, "I don't know how you can sleep up there. I can hear everything you do up there. I can hear it when you roll over in bed." Then dude starts sleeping on the couch downstairs at night. goddam[Edited on July 7, 2010 at 3:02 PM. Reason : .][Edited on July 7, 2010 at 3:03 PM. Reason : .]

well that was my first instinctbut my new instinct is to pretend i am buying the house/condo/whatever you live ineffective two weeks from todayand offer to let you guys stay on individual leasesand basically charge him like $800 a month
7/7/2010 2:59:02 PM
Hey Stu, your rent's due, motherfucker! Now don't be pulling that falling down the stairs shit on me again, you hear! Now you conscious! Every month, the same damn thang.

7/7/2010 2:59:24 PM
pay a huge black dude to sit at the door and beat his ass if he tries to come in.an in house bouncer if you will.
7/7/2010 2:59:37 PM
i am full of great rent scams for people who aren't actually on leases where they live
7/7/2010 3:02:08 PM
Damn that Frosh idea is actually pretty fucking good.
7/7/2010 3:02:53 PM
yeah we just need to get the story straightlike under whose ownership is your current habitat, etc.
7/7/2010 3:06:44 PM
7/7/2010 3:14:27 PM
Who pays weekly? Were you running a Suburban Lodge?
7/7/2010 3:19:23 PM
He was a bartender so did everything in cash. It was just easier for him to pay me smaller sums weekly rather than saving the money in a shoebox under his bed, I suppose. It was a weird situation on many levels, but it helped me get through a really tough time financially.
7/7/2010 3:23:18 PM
Take some of his credit cards and steal his identity. Fight fire with fire.
7/7/2010 3:23:25 PM
7/7/2010 3:28:22 PM
you could always tell him it was a short sale. Frosh took ownership of the property, and then allowed you to rent from him.[Edited on July 7, 2010 at 3:30 PM. Reason : a]
7/7/2010 3:29:59 PM
all right, so here's the shoti hope this dude at least has a jobi can help you draw up a fake-ass pre-sale inspectionyou just kinda leave it sitting out, you knowhe might ask about it, he might notpoint is we want him to see itthat plants the seedif he asks, you bring up the sale storyif he doesn't, it'll still have lent credence to your story when you do break it to himi can come over with my wife, which will make it seem even more legitwe'll ask lots of questionsmake you show us his room and whatnot as we're looking at itdays later, we'll returnwe will review the inspection paperwork with you while he's therewe will negotiate some terms of sale, etc.i can provide you with a dummy contract that you can spend some time reviewing one quiet evening while he's thereclose the whole thing up in a flashwe'll allow you to stay while you look for a new placebut we'll want him to move immediately so we can move some of our stuff in
7/7/2010 3:42:57 PM
^ wow, that's... complicatedwhy not just tell him to get out? give him 30 days but tell him you'd like him out sooner, as your new roommate is ready to move in.
7/7/2010 3:56:06 PM
i'm just saying that's what you're in for if you need my helptelling a dude to get out is always an option[Edited on July 7, 2010 at 3:57 PM. Reason : the general you]
7/7/2010 3:56:51 PM
Do that ^^ and Frosh will work his magic and somehow own your house on a fucking technicality.
7/7/2010 4:05:20 PM
well yes that was always a possibilitybut i am not likely to do thati already have a mortgage of my own
7/7/2010 4:05:55 PM
tricksy
7/7/2010 4:06:46 PM
A week later this thread is re-created with me as the subject
7/7/2010 4:07:50 PM
hey dude, if you want, my brother is a khaki-wearing professional with a great deadpan face - he would be more than willing to act the part of a 'buyer' in frosh's idea.the other thing you could do is have a few girls over, and have them scratch each other a bit, call police, say he did it.or, deal with the eviction process. remember to have the sheriff handy when moving him out, not the police, whichever way you decide.
7/7/2010 4:11:56 PM
7/7/2010 4:16:49 PM
the sheriff is the one who was needed when my dad and i evicted a tenant in one of our other houses for nonpayment, but* we went through the process of eviction. the day came, and since we had also done the court thing, the sheriff made them leave EVERYTHING inside as collateral, then made them vacate the premises...we got there and dude was trying to move out without us knowing, sheriff made him put his tv / tools / bed BACK INTO THE HOUSE lol but once again that is because we had a ruling against him.
7/7/2010 4:20:34 PM
itt "dude" is now a pronoun

7/7/2010 4:25:27 PM
this guy prob doesn't know anythingtell him he has to get out in 7 days. im assuming there is no signed lease so tell him he has to go. in 7 days change your locks. this guy sounds crazy enough to make a copy of the key & try to get in later.also put a lock on your bedroom door...obviand i agree with putting the burden on him. i really doubt hes going to fight you on this. if he pushes for a reason tell him a good friend needs a place to stay and he has to go kthxbai
