dawson's allright....locationwise in the middle but nothing much around it....but if i'm paying that much for rent, i'd want some amenities and a deck!

Hey, maybe I want to overlook it so I know when the prison break happens

Has anyone on here bought one of the beater houses downtown and redone them? I've seen a lot of those homes on real estate sites recently. It seems they'd have to be basically torn down and rebuilt but the prices can't be beat. I just wonder if they're in that grey area of nice downtown and drug central downtown. Downtown Raleigh has changed a lot over the past four years so I don't know where that line is anymore.

wolfpackgrrr feel free to send me links of any areas you're talking about. i have a pretty good feel for up and coming areas of downtown that are really starting to move in an upswing and areas that are drug infested and probably will be another 10+ years before it gets cleaned up.

i would suggest google mapping every address of a home you find you might like to flip. if it's anywhere near Raleigh Blvd or New Bern Ave, don't think about it. those areas still have a ways to go before they're cleaned up.

anywhere around Peace College, Bloodworth (but only until you hit about Davie St) and the Mordecai area are pretty good and definitely have seen a lot of renovations.

I don't have the cash right now to buy a home but it's definitely something I've considered. I would love to live in the downtown area and be close to everything but I don't want a crack den next door lol.

I also wish they would open a freaking supermarket in downtown proper (I'm assuming this hasn't happened since I've been gone). Do it like Europe and Japan and have it in the basement level of one of the new high rises or something.

The velvet cloak inn is selling condos and the price has dropped from what I understand. It is near downtown but not that close.

I remember going to a wedding at Velvet Cloak Inn many years ago and the place creeped me out. Hopefully all the renovations have improved the ambiance of the place.

HUE has technically been open now for a while but because they don't have enough people willing to buy places in there, it's empty. also i had a friend who toured the building and said it was made really cheaply for the price that it was.

exactly what i mean, you have to walk to either fayetteville or glenwood south as opposed to the condos that are already in these areas.....paramount, west, 222, hudson, rbc, palladium

don't get me wrong, the dawson area will be great when the warehouse district builds up more


Hue is cheaply made but also cheaply priced...in the sense that it's one of the cheapest condos in town compared to other 1BRs and 2BRs....if hue is for the filthy rich, then no one can afford a condo in downtown raleigh

the HUE has come down on their prices a lot. the problem isn't that they were ridiculously priced but that they were built and opened during the recession when it was tougher to get a loan from a bank. since a certain percentage of the building has to be sold before it can officially be open, this has put a damper into anything really happening. at least thats what i've heard from people.

i lived and own a place downtown.....i've seen the fluctuations and i agree, HUE is far from ridiculously expensive.

yeah i was/am actually thinking of buying a 1BR at the Hue..it's only $170K..cheaper than any other 1BR condos in all of downtown raleigh, but like you said...the unknown factor of being able to close....i thought Bloomsbury was in the same situation but I'm hearing that people are moving in...

i feel sorry for Hue....it has potential..good location, all amenities...

oh i agree. the location is fab and it has so much potential!

i heard people are moving into bloomsbury as well. someone just mentioned that they went to a friend's place there and had dinner.

i will say though....in terms of owning (i dont know if you've bought places before) but try to get a 2 bedroom. it's better for resale than a 1 bedroom (easier to sell and can make more money off of it down the road).

for the past 2 months i've been helping a friend find a condo in downtown....(i'm a part-time agent)...in these past 2 months i went from not knowing anything about the condos to knowing almost everything about each condo building (except for bloomsbury)

to make a long story short, i tried to steer my friend to a 2BR condo but avg prices for 2BR were at $300K or more vs. 1BRs at around $200K and my friend didn't want to take that kind of risk....also my friend preferred downtown proper area vs. glenwood south

Hue would have been his choice if only he could close...in the end he chose to go with true condo high rise living

well for the same price, why would you want to be 3-4 blocks away as opposed to right on street level from the places you want to be...not so much about the walking as it is about the resale value.....

My friend that moved in to Bloomsbury was actually played for a year and a half by Hue. He was one of the first people to sign up... and of course, the price kept getting lowered and lowered and they would tell him every couple of months that he could move in the next month. He really loved the location and held on but finally his girlfriend found Bloomsbury and he decided to move there. No problems at all and they love it! The top floor condo there is a cool million and is super nice. Except no bath tub in the master bedroom.. Main reason it hasn't sold I'm sure. They get more expensive the higher up you move (each floor).

Isn't that usually how it works for those sorts of condos? That definitely seemed to be the case in NYC when I was living in that area.

Well that's the thing - it has 3.5 bathrooms and two of them have tubs but the master just has a shower. I don't understand the thinking there.

I checked out the RBC plaza condos. Honestly i didn't like the one that was available. Tiny and overpriced. $1600/mo for a 1BR studio
