You might want to give some thought to replacing those banisters. Something not so traditional would do a lot for that house.

Awesome place man. Yeah the outside needs some work, but I'd much rather be re-doing a crappy landscape than some inside job like a kitchen. I'd spend most of my effort making the back yard look great first since I doubt you'll spend any time in the front. I'd also try and put in as many planter beds as you can in the front to save on the hassle/time/money of grass.

Get a landscape architect to come out and put together a long term plan for you. If you ask for something low maintenance, it will take a lot of the headaches of yardwork away.

lol, the old-owner replace the pier after hurricane Ivan, only to get it wiped away 5 months later by hurricane Dennis. I don't know if you guys aware that piers are not covered by the insurance policy, so it's all money out of your pocket. I'm working on getting a pier put back up, but in the mean time, the neighbor said I can use his.

Yeah, I feel like most of the property I've seen that's actually on the water just has a bunch of giant plants and some flowering plants that you can let grow like crazy. Just trim 'em up every once in a while. The maintenance on the house alone is a big enough pain as it is. Granted, my experience is with mostly rentals.

But the only ultrafancy landscaping I've seen at the beach has been tucked away in 5mil+ neighborhoods where people compete to make it into magazines and shit.

About the stairs, I think I will eventually get rid of the carpet and do hardwood floor. That will be a good time to change the railings also.

lol, there's a catwalk where you can walk on to open the top windows. You can see it at the bottom of the top windows. The hurricane shutters of the top windows are powered by electric.

^^to be honest, I need to figure out how to get to the top of the flag pole to tie the string to hang the flag. If I could do that, then I guess I'll fly the US flag and the Vietnam flag, and maybe some other flags.
