So, I found this AWESOME house - right by the lake, beautiful layout, modern kitchen, hardwood floors. Even the quirky things I like - such as the living room (with a fireplace & french doors leading out to a 20x20 deck) that you step down a stair into. And the master bedroom/bathroom is the only thing on the second floor, except the 'workout space' - about 10x12 nook with two 8' windows and TV hookups. Great neighborhood, TONS of trees, very little grass, room to park 4+ cars..... and it just got reduced by 20% this week. The military family is being relocated and are probably hurting from two house payments. And now I'm sad, because I got approved for around $10K less than I need to get up in there /blog

9/15/2010 3:25:10 AM

You know that room at the top of the stairs? I'm thinking of turning that into my trophy room.

Good christ, is Fayettville a shithole or what? I'm not sure you could construct a new home with basic materials for that price. And, you only got approved for 75k? Are you sure you need to be looking for a home?
9/15/2010 7:22:45 AM
Make an offer on it. If it's listed at $85k they might take $75k.

Get a girlfriend really fast and convince her to buy the house with you.
9/15/2010 7:58:09 AM
Could you get a cosigner?Also...look at the picture of the realtor at the bottom of the listing. Wtf? Putting a dog in the picture with your listing?? Fayetteville retards.[Edited on September 15, 2010 at 8:00 AM. Reason : .]

thats not what i would call the best part of town, had friends that lived in that area (in the apartments right as you turn onto waters edge), but they moved out after they got robbed

9/15/2010 4:17:52 PM
i thought generally people get approved for much more than they should be spending
9/15/2010 4:23:48 PM
No kidding. I got approved for 30% over what I ended up buying and I would have certainly defaulted had I bought something that large.
9/15/2010 4:29:40 PM
nah, not any more. They approve you for 28% of your monthly income, less 5% (yearly) of the purchase price (taxes/insurance) and any other obligations. After student loan payments, taxes, insurance, etc I qualified for like $450/month. And the people sayin' I shouldn't be buyin' are probably right . I've been renting from some friends for 4 months and have paid off around $2500 or so in debt. At this rate I'd almost be totally debt free by the time I'm 30.But I need a place of my own, and when I searched in my price range this came up (it searches rent and monthly payments at the same time.)[Edited on September 15, 2010 at 5:06 PM. Reason : called and got a tour setup for tomorrow Let's see how this goes.]

This isn't a great neighborhood, hence the low price. I would exercise some patience and wait till you can afford something a bit nicer dude.

For the people commenting on the size of his pre-approval...Have any of you tried to get a loan lately?? Its absolutely fucking ridiculous. It took me three months to get my loan after I was pre-approved. I got shut down twice during the process...had to give them 7 weekly pay stubs and print-outs of my bank accounts during that time just so they would know I hadn't been fired or went on a ridiculous spending spree.Shit is bonkers these days.
9/15/2010 6:22:27 PM
85K?Fuck, I'm not trying to show off, I'm jealous, my house cost most than three times that. I could have almost bought that home with my down payment.
9/15/2010 6:27:25 PM
I'm not trying to show off either but I also have 80k sitting in my bank account
